Cary Losson
Founder and President
Mr. Losson focuses on the vision and direction of INVERNESS, using his vast knowledge and experience in the Tenants In Common marketplace. He has personally completed hundreds of successful TIC/CORE transactions on behalf of his clients, while establishing the company in the real estate investment marketplace. He continues to work with select clients.
A real estate investor for more than 20 years, Mr. Losson has focused on real estate investing professionally for nearly the same amount of time, beginning with Grubb and Ellis in the early 1990s, where he represented affluent buyers and sellers.
While representing high net worth clients investing in institutional-grade properties, Mr. Losson became aware of the potential value and client benefits of the 1031 exchange and co-ownership opportunities, founding 1031 Exchange Options in the mid-1990s. 1031 Exchange Options eventually became INVERNESS Real Estate Investments, offering comprehensive real estate investment consulting and co-ownership opportunities to individual investors.
Renowned and respected as a pioneer in the CORE marketplace, Mr. Losson is frequently quoted in journals and periodicals, including the New York Times, Barron's, BusinessWeek, Investors Business Daily, California Real Estate Journal, the San Francisco Business Times, and Institutional Investor. He is a graduate of California State University, Long Beach.
Mr. Losson, his wife, and two daughters split time between their ranch and vineyard in Santa Barbara, CA and the San Francisco Bay Area, where INVERNESS is headquartered. He enjoys traveling, ranching, and hiking, and is a wine enthusiast. Passionate about humanitarian causes, Mr. Losson is an active participant in and frequent contributor to organizations focused on global pollution issues and alternative energy options.

Mr. Moglia focuses on the day-to-day operations of INVERNESS, using his extensive background and experience in operations management and organizational effectiveness.
A practitioner with over 30 years of experience in management and leadership he has worked in all levels and capacities in organizations, and has consulted with Pacific Gas and Electric Co., Blue Shield of California, CUNA Mutual Group, University of California-San Francisco, Bank of America, Key Bank, Compass Bank, Fireman’s Fund Insurance Co., Dipaco Diesel Parts, Inc., National Semiconductor, Cingular Wireless, and LSI Logic among others.
Internationally renowned coach, mentor, and lecturer in Leadership, Management and Organizational Development Mr. Moglia is sought after for consulting and speaking engagements. He is a Director on two Boards and is President of a charitable foundation board. He is also globally published author of two business books.
He is a graduate of the University of San Francisco and holds a Bachelor of Science degree in Corporate Finance.
Mr. Moglia, his wife, son and daughter live in the San Francisco Bay Area near the INVERNESS headquarters. He enjoys sports, traveling, fine wine, cooking, hiking and spending time with his family. An ardent supporter of humanitarian and social causes, Mr. Moglia is active in many charitable endeavors.

Mr. Johanson oversees all company internal operations, and is responsible for recruiting, hiring, training, and managing
INVERNESS Real Estate Investment Consultants nationwide. He also is responsible for development and implementation of the company business plan. In addition, Mr. Johanson continues to work directly with select clients as an investment consultant.
Mr. Johanson has more than 25 years of consultative sales and sales management experience, and has been with INVERNESS Real Estate Investments since the company's inception.
Prior to joining INVERNESS, Mr. Johanson held sales, management, and finance positions with IBM and Compuserve Network Services. He had business planning, budgetary, and profit center responsibility for operating units at these firms, including revenue planning responsibility for IBM’s $3 billion Western United State Region.
Mr. Johanson also served as a senior manager for two start-up businesses, helping to build regional client consulting and service teams. He holds a Bachelor of Science degree from Purdue University.
Mr. Johanson and his wife live in Orinda, California, and have two daughters. He enjoys spending time with his family and volunteering in various leadership positions at his church and in the community.

Lee Losson
IT/Finance Manager
Mr. Losson has been with the company since its inception, helping Founder and President Cary Losson build the real estate investment consultancy. He oversees INVERNESS accounting, human resources, and technology.
Prior to INVERNESS, Mr. Losson held several positions with multi-national technology companies, including Dade Behring, Inc.
He studied Mathematics at the University of California at Davis.
Mr. Losson, his wife, and daughter live in Davis, California. He is a pilot, and enjoys hiking and running. Mr. Losson is active in his community and does volunteer work at his church.

Tom Velken
Director of Real Estate
Mr. Velken interfaces with our carefully selected real estate providers for the benefit of clients of the firm. In addition, he continues to work directly with select clients.
Mr. Velken has more than 20 years of experience with real estate acquisition, development, and finance in commercial and residential real estate.
Prior to INVERNESS, he owned his own real estate brokerage, Viking Real Estate Group. In positions with Catellus Development Corporation and Cushman & Wakefield, Mr. Velken was responsible for all levels of financial analysis of corporate real estate holdings, including operating forecasts, market valuations, acquisition/disposition analysis, development feasibility and debt/equity structure analysis.
He holds a Bachelor of Arts degree from the University of California, Berkeley, as well as continued coursework in real estate investment analysis, corporate finance, and macroeconomics.
Mr. Velken lives in Moraga, California with his wife, son, and daughter. He is an avid hunter, sportsman, and musician. Mr. Velken raises money for community organizations and charities.

Mr. Harms develops and oversees all marketing campaigns, materials, and programs, manages internal support for the company’s executives and Real Estate Investment Consultants, and interfaces with strategic business partners.
Prior to joining INVERNESS, Mr. Harms was Vice President of Member Services for TEAM America, a public professional employer organization. Mr. Harms’ responsibilities included oversight of the Creative Design and Content Development departments.
He also had tenure as Department Manager for Tech Prose, a web design and technical writing firm, and as Customer Service Manager for Northwestern Title Company.
Mr. Harms earned a Bachelor of Arts degree in English Literature from University of California, Berkeley, and has completed graduate coursework in Clinical Psychology.
Mr. Harms and his wife live in the San Francisco Bay Area. He enjoys painting, book collecting, and politics.
